Concrete contractor in North Dakota. Self storage developer across the Midwest. Both built the slow way.

The concrete came first. The storage came from standing on enough of other people's job sites to work out which side of the deal I wanted to be on.

I started MAK Construction at 22 with $2,500. We pour commercial concrete out of Grand Forks, and somewhere along the way we stopped only pouring other people's buildings and started putting up our own.

We've been building and buying self storage across the Midwest since. The most recent is a $6.8 million facility in Iowa, and it's the one I teach from, because it's the deal where I can show you every number instead of a version with the awkward parts sanded off.

Why I write

Ten years ago I'd have paid real money for somebody in this business to just tell me what a deal actually cost them. Nobody did. You got the highlight reel and a course that was mostly mindset.

So the newsletter is the opposite of that. What we bought, what it cost, what we got wrong, and the deals I walked away from and why. It's free and there's nothing behind a paywall.

Why I teach

Two things, both narrow on purpose. The Luxury Storage Blueprint is ten lessons and the actual underwriting workbook from the Iowa deal. The AI Build Day is sixty minutes where you sit down and build one working thing on your own computer, alongside me.

I'm not trying to build a course empire. I teach the two things I do every day, and when I run out of those, I'll stop.
